Blue Heron Homes New Custom Home Neighborhoods
Are you looking for a NEW modern desert luxury home? Blue Heron homes really set the trend for modern style communities/homes in Las Vegas. The company has grown tremendously in the past 5 years. This community is located in the Section 10 area of Las Vegas which is a west central location. This area is well known for custom homes on large sprawling lots – 1/2 acre + (which is considered large for Vegas). People like this location because it’s close to Chinatown, and this community is only 5 miles to both Downtown Summerlin & The Strip – super convenient. PRADO will be a community of only 18 homes, ranging in size from 3800-6500 Sf. There are 4 different models. Because Blue Heron is a semi custom builder they offer many floor plan configurations within each of the models. Oasi is located in a very nostalgic part of Vegas – in a section known as Millionaire’s row. It’s right across the street from Wayne Newton’s estate, Mike Tyson used to have a home in this location, Kirk Kerkorian, who was the CEO of Tracinda Corporation, which owned MGM Mirage, etc and there are a LOT of custom homes with no HOAs on large lots. It’s very close to Sunset Park, about 7 min to the Harry Reid International airport, about 15 minutes to the strip, and 15 minutes to The District at GVR in Henderson, so also a great centralized location easy to get places.
There will be 24 1/2 acre homesites total. There are 4 different floor plans ranging in size from 3800 – 7500 sf, with 4 car garages. You will have the opportunity to build a detached casita or mother in law suite which are so popular, sky deck, and will feature seamless indoor outdoor living that Blue Heron does so well. Prices start from the mid $1Millions.
Stonewater is located in the very popular and desirable masterplanned community of Southern Highlands. They acquired a GREAT parcel of land right with the Southern Highlands golf club to the south, access to the Stonewater Park, and right across the street from Tuscan Cliffs, which is another guard gated Southern Highlands community, and also where their first Southern Highlands community- The Bluffs is located. People love southern Highlands and its where many of our professional athletes reside because of its convenience to the I-15 freeway, the Allegiant Stadium, strip, airport, Henderson and those who have 2nd homes in So Cali – Southern Highlands is one of the first exits off the I-15 freeway coming from CA.
Stonewater will have 3 floorpans ranging in size from 2700-3600 sf – so a little on the smaller end for what they building and really a great size needed in their collection of homes, especially for those looking to establish residency in NV and keep their So Cal home – it’s the 1st exit off the I15 freeway so driving to and from SO Cal is a breeze. This collection of homes is VERY similar in nature to Shoreline – which Blue Heron is building out at Lake Las Vegas on the waterfront. The homes will have 3rd story options and will prioritize a connection to the landscape and indoor-outdoor living with generously sized windows, pocket doors, patios, decks & of course elevator options.
There will be 36 total homes and the lots will be deep offering a mix of park views, and 13 lots will have views of the Strip and the Southern Highlands Golf Course from the 3rd level Sky decks.
They are currently accepting reservations ( January 2023) and I believe these will sell out quite quickly because the location in Souther Highlands is fantastic. Prices have not yet been released – but my reps tell me base prices are going to be around the mid to upper $900K’s.
Construction Loans & The BLUE HERON Buying Process
Blue Heron works a bit differently than your other standard builders like Toll Brothers or Lennar. You actually purchase and close escrow on the homesite first, and have to get a construction loan to finance the build process – which can then turn into a permanent 15 or 30 year fixed loan program. They essentially use your money to build, and it’s really no different than building a custom home. Blue Heron does take a bit to build a home, and typically have run into slower than estimated build times, so I always tell me clients to add about 6-12 months on to the timeframe that Blue Heron gives so they know what to expect.
