Spanish Trail Las Vegas – Minutes to “The Strip”

 

Spanish Trail is what we like to call the Bel Air of Spring Valley.  Often times, buyers will ask us what a great alternative to living in a high rise is, and Spanish Trail is at the top of the list for several reasons.

 

Location – Spanish Trail is located On West Tropicana Avenue and Rainbow, and the luxury guard gated neighborhood goes West to Durango Ave and South to Hacienda Blvd.  It’s a quick jaunt headed eastbound on Tropicana to the Las Vegas Strip (think MGM Grand & New York New York as the pinpoint), The Allegiant Stadium & T Mobile Arena, so access to all that Las Vegas has to offer is super convenient, PLUS it’s also close to Chinatown, Downtown Summerlin to the West, the new Durango Station, the airport is about 15 minutes – just all around very easy and convenient to navigate around – especially if you want to be in relatively close proximity to the STRIP.

 

 

Guard Gated Country Club – Spanish Trail is a manned guard gated country club, offering 24 hour roving security, and it is a very secure and strict gate.

 

Community Lifestyle & Beauty – Developed in the 1980’s, Spanish Trail has a gorgeous golf course, and manicured tree lined streets with very mature tress.  It is so pretty to drive and walk around Spanish Trail with the beauty of the golf course, landscaping, and the mountain scape in the backdrop. 

 

 

If you have pets, your fur children will love walking around Spanish Trail.  There is also a gorgeous golf course, tennis courts, pickle ball, community pools, and a fitness center.

 

Maintenance Free Properties – There are several collections of townhomes within the Spanish Trail masterplan that offer nicely sized attached homes in which the HOA Dues cover the exterior maintenance – including roofs, paint, landscaping – making it super easy for that lock and leave lifestyle, all while keeping the community looking fresh, because no homeowner is “slacking” on exterior upkeep. 

 

 

The floor plans feature vaulted ceilings, great access to the outside patios, lots of windows to let in natural light, 2 car garages, and if they haven’t been updated, they lend themselves quite well to the luxury modern finishes we are seeing everywhere because they have a kind of 1980 Miami modern vibe. There is one subdivision within the Spanish Trail masterplan called The Villas, which are actually detached homes, offering all the same features as the townhomes floor plan wise, AND maintenance wise.  

 

Value for the Space – If you are looking for something more spacious than a pied a terre in the Sky – Spanish Trail floor plans are very livable and offer more space than your standard high rise condo.  You’ll definitely have more storage/closet space, a garage to park your car, and just a little more room.  HOA dues are also going to be more reasonable especially when factoring in that in a high rise, HOA dues are calculated based on your interior square footage. 

For example, and 1800 sf property in Spanish Trail – HOA dues will run you about $650/M (and that does include the security of the guard gate, and the exterior maintenance), while in a high rise, an 1800 SF high rise will run you about $1000-2000/M depending on the building.
