VELARIS
Velaris is also located on the Island at Lake Las Vegas. There will be some waterfront lots approx 10,000 Sq ft, and homes will range in size from a 2,800 Sq ft (single story) to 4,700 Sq ft (with primary and secondary bedrooms on the first floor as well).
We don’t have pricing on these yet, but everything on the island will be luxury real estate from the $1M range and up I suspect. Most likely you will have the option to build a sky deck to take advantage of the location and get some waterfront views from the upper level/decks.
STRATA
Strata means the layers of rock in the mountain and it really is fitting for this section of Lake Las Vegas which is the NW section of Lake Las Vegas.
This will be a gated intimate community of 19 homes on larger lots that can accommodate that true indoor outdoor desert lifestyle. The homesites will be more private in nature, but there is some good elevation from this plot of land so you may capture some views of the topography of Lake Las Vegas – which is so pretty. There will be 3 floor plans ranging in size from 2800-4800 sf and the plans can be configured a number of different ways for how you want to utilize the space. Priced from the low $1 Millions – which is really a great value for a Blue Heron Home!
SHORELINE
These are going to be super cool and built right along the lake – very inspired from Balboa Island in Newport Beach. The site is located next to the village where all the shops/dining are and right up on the lake. These are going to offer a lock and leave lifestyle with smaller lots, but beautiful views, in the heart of Lake LV w great access.
3 floor plans from 2700-2800 sf, two to 3 story with rooftop decks options. In fact the floorpans are the same as their Stonewater community in Southern Highlands
Base priced from right about $1 Million that includes the lot premium of the lowest priced lot which is $325K. Anticipate these to be from $1.1M – $1.8 M ish – kind of similar to the Vu Townhomes which now resale from about $1.7 ish to $.25M – depending on the view. Yes, the lot premiums are pricey, but this is a prime location. Views always hold value over time and this is as premier as it gets.
DRAGON ROCK
Located in Henderson in the prestigious MacDonald Highlands is Dragon Rock. Dragon Rock has 5 different floor plans ranging in size from 2800 to 7700 sf and are very customizable to your lifestyle. OBSIDION – is a private, gated community overlooking the Las Vegas Valley from the foothills of Henderson’s most prestigious communities – right next to MacDonald Highlands and just down the street from Ascaya. This community is mostly sold out but there are a few select lots left. Blue Heron is a semi custom custom home builder so you do need to have the ability to wait for them to build your home. Depending on which community I would say you are looking at 14-24 months.
